    Where to spend your remodeling dollars—and projects to avoid 

    Here is some good information to help answer questions that I get asked quite often…what is the best money I can spend on remodeling and updating?…

     

    If you’re renovating a property to add value, the 2014 Texas Remodel Valuation Report shows you exactly where to spend your money. The report analyzed the project recoup costs and recoup cost growth in 2013 for over 20 different remodeling projects nationwide, in the south central U.S., and in Austin, Dallas, El Paso, Houston and San Antonio.

    Smaller projects that boost a home’s curb appeal continued to be popular in most markets. Steel entry door replacements, for example, ranked No. 1 for total recoup cost nationwide, in the west south central U.S., and in Houston, recouping up to 105.5% of the total project cost. In addition, projects that increased a home’s livable square footage using existing spaces showed significantly higher recoup cost values and growth in 2013. Basement remodels ranked in the top five for recoup cost in four of the five major cities in Texas, recouping up to 99.6% of the total project cost.

    Conversely, costly room additions and upscale remodeling projects were among the least profitable projects. Sunroom additions, for example, ranked in the bottom five for recoup cost in five Texas metro areas, recouping a maximum of 61.3% and as little as 38% of the total project cost.

    Great article on The women of Cook Children’s

    March is Women’s History Month and we decided to take a look back at the huge role women have played in establishing Cook Children’s. The beginning can be traced back to 1918 when the Fort Worth Free Baby Clinic was opened where the Fort Worth Zoo presently sits.

    Don’t be fooled by these 3 selling myths 

    Thought these were some really good points…

    First-time sellers beware: there are lots of myths out there about the right way to sell your home. While your Texas REALTOR® is your first line of defense against making these mistakes, here are three common selling myths busted:

    Myth: I bought a house, so I know what it’s like to go through a real estate transaction. I’ll sell my home on my own and save money by not using a real estate agent.
    Truth: Texas REALTORS® don’t work for free, but that’s because they provide valuable assistance through the home-selling process. Selling isn’t the same as buying, and a Texas REALTOR® can help you reduce your risk of making a costly selling mistake. Plus, they help clients with the ins and outs of property transactions every day and are plugged into your local housing market. If you DIY, that means you’ll have to spend time marketing your home adequately, be available to show the home yourself, and navigate your way through a tricky transaction alone.

    Myth: If I price my home higher than market value, I’m leaving room for negotiations.
    Truth: Buyers have no idea you’re employing this strategy and won’t understand why your price is too high. Many won’t even view your home, much less put in an offer. When your home is priced improperly, it’s more likely to sit on the market, making potential buyers think there’s something wrong it. When that happens, you’ll probably wind up with lower offers than if you had priced the home fairly at the start.

    Myth: All I need to do is mow the lawn and hide my stuff in a closet and my home will be ready to show.
    Truth: Is a mowed lawn and hidden clutter all it takes to attract you to a home? It won’t work for potential buyers of your property, either. Your Texas REALTOR® might go through your home with you and identify areas that could use some sprucing up to make your home more appealing. Or, he or she might recommend working with a home stager to make the best impression. Be open to those suggestions … your Texas REALTOR® knows what makes a property sell quickly for top dollar.Image

    Happy National Polar Bear day 

    The polar bear is one of eight species of bears that exist on the planet today. They are the largest species of bear. The polar bear’s closest relative is the brown bear (Ursus arctos…Job 38:32,b). When fully grown, polar bears can span an enormous 9 feet (2.7m) in height.

    The largest polar bear ever recorded was a male that weighed 2,209 pounds (1,000 kg), according to Polar Bear International.

    Happy Presidents Day 

    President’s Day never falls on the actual birthday of any American president. Four chief executives—George Washington, William Henry Harrison, Abraham Lincoln and Ronald Reagan were born in February, but their birthdays all come either too early or late to coincide with Presidents’ Day, which is always celebrated on the third Monday of the month.

    Wanted to say thanks again for all the birthday wishes and comments, you all made turning 61 even more fun! It was really cool to have a day of fun that also helped benefit Cook Children’s Hospital. Cara would have sure liked it too!
