    How hard could it be?

There are literally hundreds of ways your real estate transaction can present you with a “What do I do now?” moment.

Here are a just a few and I do mean just a few:
You need to negotiate the mineral rights with the sale of a ranch property.
A home is located in a flood plain and requires flood insurance.
An investment property you’re considering has a tenant who says he won’t vacate the property.
You need the proceeds from selling your existing home to afford purchasing another home, but don’t want to move twice.
A fire damaged the property after you already had an agreed-upon contract.
The seller said he had an existing survey, but he hasn’t provided it by the deadline.

Thinking of selling, leasing, buying or investment? Call me, I know the answers!

The top types of smart-home technology

Smart-home technology that operates amenities like refrigerators, thermostats, lighting, and garage doors are gaining in popularity among homeowners and buyers. But smart technology that controls home-security systems might be the most desirable. That’s according to research from iControl Networks, a home technology company, in the 2014 State of the Smart Home report.

Researchers surveyed more than 900 homebuyers and renters who do and do not use smart technology in their homes. Among respondents, 67% ranked home security as the No. 1 reason for using a smart-home system. This includes items such as fire alarms and carbon monoxide alarms.

The survey also indicates that people would be willing to pay for smart-home security systems, with 51% who said they would pay up to $500 for a fully equipped smart home, and 32% who said they would pay between $500 and $3000.

Energy management also ranked high among respondents as a reason to use smart technology in homes. Sixty-eight percent of respondents said indoor lighting and ceiling fan control is a desired feature, and 42.5% said they are very interested in replacing their thermostat with one that automatically adjusts when the home is unoccupied.

Honoring the National Day of the Cowboy

Sponsored in the U.S. Senate in 2005, 2006, and 2007, by Wyoming’s late U.S. Senator, Craig Thomas, the National Day of the Cowboy is a day set aside to celebrate the contribution of the Cowboy and Cowgirl to America’s culture and heritage. This year the date is today, July 26th to celebrate the National Day of the Cowboy.

In the words of the former President Bush, “We celebrate the Cowboy as a symbol of the grand history of the American West. The Cowboy’s love of the land and love of the country are examples for all Americans.”

Two of my favorite memories are meeting Jim Shoulders who was the stock producer at my first RCA rodeo in 1971 and Freckles Brown who was judging a bull riding event I entered in 1972 in Ardmore Oklahoma which is believed to be the first standalone bull riding event of its kind.

Only the beginning…great song by Chicago

The start of my blog made me think of that song but I’m actually posting a news article from The Real Estate Center regarding the Chisholm Trail Parkway…From the (Dallas Business Journal)  Titled: Land Purchased for Cowtown Community…

Walton Group of Companies has purchased a large tract with plans to develop an 1,100-home master-planned community.
The group bought 268 acres by Chisholm Trail Pkwy. and is currently in discussions with builders for the project in Chisholm Trail Ranch.
Walton is also working with Crowley ISD on a planned elementary school site in the first phase of the community’s development.   Plans are to begin delivering home lots by the end of 2015.
