One of the things that Proposition 1 will do along with lowering property tax, especially helping seniors and people with disabilities by giving them much-needed tax relief is constitutionally ban real estate transfer taxes, which target home sales as another taxing source. This means that Texans won’t ever be double-taxed on their property.
Over the years many of the Realtor’s I’ve met through leadership at the local and State levels in States that had enacted these “real estate transfer taxes” said was if this ever comes to your State fight it. They stated that the transfer tax started out fairly low but within a few years had increased and become a tremendous tax burden.
Well, we’ve been fighting this now for several years and this time we have an opportunity to put a complete stop to it!
See more information at: Texans for Proposition 1
Per the Real Estate Center at Texas A&M Texas home prices, per the latest Multiple Listing Service (MLS) data show Texas home sales had a 9 percent year-over-year increase last month while the median price was up 5.9 percent. Months’ inventory was at 3.6 months. Real Estate Center economists consider 6.5 months a balanced market. Also construction on new homes in Central Texas jumped nearly 8 percent in the third quarter as builders began making up for time lost because of bad weather earlier this year.
If you are thinking of selling it’s still a very strong sellers market but to all you folks interested in homeownership, moving to a larger home or downsizing, with continued low-interest rates it’s a great time for you as well.
Thinking about purchasing a new or pre owned home? Why not consider keeping your current home as an investment property by leasing it? It could be a great opportunity to add income and even funds toward retirement! Call or email me to find out if your situation would work for this or if you would just like more information on purchasing investment property. I have provided professional leasing and property management for over 24 years and know the ins and outs of whether it is a good idea for you to lease out your home and if you would even be able to do it at this time.
Correct knowledge is power and finding out the correct information is the best way to get started! If you like I can email you my leasing and property management synopsis as well.

As a Texas REALTOR®, I want to tell you about an important measure on the ballot this November—it’s called Proposition 1 and it will directly benefit you as a Texas homeowner.
First, let’s look at the official language:
Proposition 1
“The constitutional amendment increasing the amount of the residence homestead exemption from ad valorem taxation for public school purposes from $15,000 to $25,000, providing for a reduction of the limitation on the total amount of ad valorem taxes that may be imposed for those purposes on the homestead of an elderly or disabled person to reflect the increased exemption amount, authorizing the legislature to prohibit subdivision that has adopted an optional residence homestead exemption from ad valorem taxation from reducing the amount of or repealing the exemption, and prohibiting the enactment of a law that imposes a transfer tax on a transaction that conveys fee simple title to real property”
I understand how this language might be scary and confusing, but here’s the breakdown of what this proposed amendment actually does.
And … despite what you may have heard, Prop 1 does all this without harming our local school districts.
I hope you’ll head to the polls and Vote For Proposition 1—the Homeowner Tax Relief Proposition.
Election Day is November 3 and early voting runs from Oct. 19-30.
Kind regards,
Steve Young

With of all the congressional spending, there have been some e-mails circulating with common sense sayings written by wise people long ago. One of those is the ten “you cannots.” If you have not seen them, here they are:
1. You cannot bring about prosperity by discouraging thrift.
2. You cannot strengthen the weak by weakening the strong.
3. You cannot help the poor man by destroying the rich.
4. You cannot further the brotherhood of man by inciting class hatred.
5. You cannot build character and courage by taking away man’s initiative and independence.
6. You cannot help small men by tearing down big men.
7. You cannot lift the wage earner by pulling down the wage payer.
8. You cannot keep out of trouble by spending more than your income.
9. You cannot establish security on borrowed money.
10. You cannot help men permanently by doing for them what they will not do for themselves.
Over the years they have been incorrectly attributed to Abraham Lincoln. Actually they were written in 1916 by the Reverend William Boetcker, a Presbyterian clergyman and pamphlet writer. The confusion stemmed from a pamphlet published in 1942 entitled Lincoln on Limitations. The pamphlet had a Lincoln quote on one side and these statements by the Boetcker on the other side.
There is wisdom in these ten “you cannots.” Unfortunately, we live in a world today that really believes we can help one part of society by harming another part of society. We need to listen to this wise pastor before we enact more legislation that attempts to help some by harming others.

The House of Representatives has passed the Ensuring Access to Clinical Trials Act (EACT). Thank you for your hard work to make this possible.
EACT ensures those with rare diseases, like cystic fibrosis, can participate in clinical trials without fear of losing the vital government benefits some rely on to support themselves and their families.
This achievement would not have been possible without the efforts of the CF community!
It is the passion, perseverance and dedication to the CF community that has built support for this cause on Capitol Hill, and resulted in this momentous achievement.
We have more CF therapies in the pipeline than ever before, and EACT can help those therapies make it into the hands of the people who need them the most. Read more about EACT’s passage here.
Thank you for your help and determination! This victory would not have been possible without all of us working together, we are adding tomorrows for people with CF.
I want to thank all our partners, donors and volunteers working with the Cara Young Fish for Life and your dedication to our 501(c)(3) Public Charity benefiting Cook Children’s and the Cystic Fibrosis Foundation. I would also like to thank our local and State Representatives that allowed me to meet with them over the years to discuss this disease.
This month marks 26 years in the Real Estate business for me, not to bad for an old or maybe I should say “young” cowboy and Ironworker! Sometimes it doesn’t seem that long and other times it feels like 50+ years. Have you ever noticed so many things in life are like that.
When I was still working as a Union Ironworker on high-rise buildings I decided to test the theory of the Earth’s gravitational forces and fell 3 stories, breaking my back and sundry other items in this already damaged body. Approximately 6 months of physical therapy later I had no idea what to do with my life. Lot’s of “unknown” issues going on in our minds can make trusting in God’s plan even harder. Believe me I prayed really hard for God’s direction, especially since my schooling after high school consisted of 6 years professional rodeo and Ironworking mixed in and this did not seem to impress any employers that I met with. Because I had a family I needed to work doing something, an opportunity came along that if you would have told me that would happen and I would agree to take on this opportunity I’d said you were crazy and that was selling Electrolux vacuum cleaners door to door and then in Sam’s and a few other stores. To be honest and believe me when I say I really didn’t want to sell vacuum cleaners, especially door to door but it seemed like the more I rebelled against it the more I knew that this is what I should do, at least for a while to make some monies until something else would come along. Now my prayers were more along the line of please Lord, bring something else along Sir. With that being said I was very thankful for at least having a job that actually paid well.
God’s plan for us is so much higher and better than what we can even imagine and one day I sold some cleaning products to a very cute young lady named Cherri Huddleston who owns Cherri Huddleston Properties. She mentioned I should get into Real Estate and the rest is kinda like they say…history! Again, thankful for the complete recovery from the fall and the vacuum sales as it allowed me to sell my product in the evening and on weekends while attending Dick Smith’s school of Real Estate or as I named it…Uncle Dick Smith’s school of fun, comedy and great real estate stories that helped in a better understanding of the curriculum.
Along this 26 year path the Lord has blessed me with a wonderful business, clients, customers, lasting Realtor friendships and making more money than I would have ever imagined. Also because of my families declining health I was able to structure my business to assist them better. Wow, I look back and all I can say is thank you Jesus for You truly have done exceedingly greater than all I could have ever imagined or actually even hoped for!
I shared this not to draw attention to me or state that I have mastered a complete trust in God’s plan but I’ve learned and continue to learn that when you and I put our trust in God He will do exceedingly more for you as well. It sure didn’t seem like He was doing any of this for me as I sold vacuum cleaners for almost 9 months before the real estate opportunity came along so hang in there!
